Villa Dubrovnik

A small modernist hotel on the cliffs, looking back at the walls from among the pines

Villa Dubrovnik is the most intimate of the luxury hotels on Dubrovnik's eastern shore and one of the best places in the city for a honeymoon. It is a small, low-rise hotel stepped down a cliff in the Sveti Jakov neighborhood, among old pines, with every important space angled toward Lokrum Island and the Old Town walls in the distance.

The building began life in 1961 as a residence designed by the architect Mladen Frka and became a small hotel around 1970. Today it mixes that 1960s modernism with interiors by the Brazilian studio Arthur Casas, a Michelin-recognized restaurant called Pjerin, a rooftop bar for sunset and a spa. A hidden beach sits at the foot of the cliff.

It suits couples who want calm, design and a view of the walls rather than a view from inside them. You are farther from the Old Town than at the Ploče hotels, so it works best for couples happy to taxi in for dinner and spend their days by the sea. The hotel belongs to The Leading Hotels of the World and holds Michelin Two Keys.

Why Couples Love Villa Dubrovnik

Scale is the first thing. This is a small hotel, so the terraces and lounges never feel like a conference center. You get to know the staff by name. Mornings are quiet enough to hear the sea against the rocks below.

The setting is the second. The hotel sits on the cliffs of Sveti Jakov, the residential stretch east of Ploče, among pines that shade the terraces. Lokrum Island floats directly in front of you. The Old Town appears to the west as a compact cluster of walls and towers, which is the view most people only see from a boat.

The third is the design. The clean 1960s lines of the original building feel very different from the grand hotels of Dubrovnik. Inside, the rooms are calm and light, built around the view rather than decoration.

Rooms, Suites and Villa Kolin

Every room faces the sea, though rooms vary in position, size and the type of view. For a honeymoon, it is worth paying for a room or suite that frames the Old Town as well as Lokrum. Ask the hotel which units do when you book.

The suites face west and are named after old Dubrovnik expressions. West-facing means you get the evening light and the sunset over the city, which is the moment couples remember. The extra living space makes long breakfasts on your own terrace more tempting.

Villa Kolin Residence is the top choice and the most private. It sits in a secluded part of the property with its own pool and private access through a small pine wood. It is a big splurge, but for a short honeymoon stay it gives you a private retreat with full hotel service a short walk away.

Pjerin, Galanto and the Villa Spa

Pjerin is the fine-dining restaurant, recognized by the Michelin Guide, with a terrace looking over the Old Town and Lokrum. The cooking is modern Mediterranean built on local ingredients. It also serves breakfast, so you can start the day with the same view you will toast at dinner.

Galanto Bar, on the roof, opens in the late afternoon and early evening for sunset drinks over the walls. Order a glass of Croatian white and stay until the city lights come on. Libero Bar is the relaxed lounge for afternoon tea, smoothies and reading, furnished with pieces by Gio Ponti, Patricia Urquiola and Eileen Gray. Giardino serves lunch from an open-air kitchen under the pines.

The Villa Spa offers treatments that pair modern techniques with Mediterranean natural remedies. A couples massage after a day on the water is the easy booking here.

Things to Do

The hotel's own hidden beach is the first thing to explore. Sveti Jakov Beach, a pebble cove below the cliffs, is a short walk away and much quieter than the beaches near the Old Town.

The hotel arranges private boat sailings to the Elaphiti Islands, a good way to spend a day swimming off the boat and lunching on Lopud or Koločep. Kayaking around Lokrum at sunset is another favorite, as is the island itself, with its pine woods, ruins and rocky swimming spots.

In the Old Town, walk the walls early before the heat and crowds build, then ride the cable car up Mount Srđ. For a food day, drive north to Ston for oysters and the long town walls. Cavtat, south of the airport, is an easy half-day outing with harborside restaurants.

Getting There

Fly into Dubrovnik Airport (DBV). The drive to Sveti Jakov takes roughly 30 minutes, depending on summer traffic. Arrange a transfer through the hotel or take a taxi from arrivals. Most US couples connect in a major European hub, since nonstop service from the US is seasonal.

Once you are here, the Old Town is a short taxi ride away. Walking takes longer, along the coast road through Ploče. It is hot in summer. Keep the hotel's number handy for a car back after dinner, since taxis near the Ploče Gate can be busy late in the evening.

If you are combining Dubrovnik with the islands, catamarans run up the coast in season to Korčula, Hvar and Split. Many couples finish their trip here so the last nights are the quietest.

Is It Worth It?

For a honeymoon, it is one of the strongest choices in Dubrovnik. You get a small hotel, real design character, an excellent restaurant and a view of the walls that is arguably better than any view from inside them. Expect roughly $800 a night and up in high season for an entry room, with suites and Villa Kolin far higher. These figures are approximate and change by date.

The main trade-off is distance. If you want to step out of the lobby into the Old Town, the Ploče hotels or a boutique inside the walls will suit you better. Couples on a tighter budget can get similar views for less at the larger hotels in Ploče. Families looking for a big resort with kids' facilities should look at the hotels in Lapad and Babin Kuk.

FAQ

Villa Dubrovnik questions, answered

How far is Villa Dubrovnik from the Old Town?

The hotel is in Sveti Jakov, east of Ploče, so it is farther from the walls than the hotels right beside the Ploče Gate. A taxi takes a few minutes. Walking is possible along the coast road, though it is a longer, warmer walk in summer than most couples expect.

Does Villa Dubrovnik have a beach or pool?

The hotel has a hidden beach at the foot of the cliff. Sveti Jakov Beach is a short walk away. The Villa Kolin Residence has its own private pool. For most guests, swimming here means the sea, which is clear and calm on most summer days.

What is the best room at Villa Dubrovnik for a honeymoon?

The west-facing suites are the best value splurge, since they catch the evening light and look toward the Old Town. Villa Kolin Residence offers the most privacy, with its own pool and a private path through the pines. Ask which units frame both Lokrum and the walls.

Is the restaurant at Villa Dubrovnik good?

Pjerin, the main restaurant, is recognized by the Michelin Guide and serves modern Mediterranean food based on local ingredients. Its terrace looks over the Old Town and Lokrum. Giardino serves a more casual lunch under the pines, while the Galanto rooftop bar is the place for sunset drinks.

Is Villa Dubrovnik a good choice for couples without a car?

Yes. You do not need a car in Dubrovnik and parking is difficult anyway. Use the hotel's transfers from the airport and taxis into the Old Town. For day trips to the Elaphiti Islands, the hotel can arrange private boat sailings that leave from the coast.
